Key holding service                              

 

To ease any concern you may have over loss of keys, we are happy to hold a spare set on your behalf.  They are kept under close supervision at the Ovacik Head Office and their use is strictly monitored. The keys can be provided to clients on request between 9.00am and 8.00pm any day of the week, but unfortunately requests for key delivery outside these hours, will incur an additional call-out” charge of £... Naturally pre-arranged late night/early morning taxi-transfer pick-ups from Dalaman Airport will be at no extra cost as the keys will be handed to transfer drivers in advance. 

 

Bill payment service                            

 

If you have not yet set up standing orders with your Turkish bank account, or would prefer that we deal with these matters on your behalf, we can arrange to collect, check and pay the following bills for you:

 

·       Electricity

·       Council Tax

·       Water (mains)

 

A float of £.... per property -for payment of the bills will berequired which must be paid in advance. It is regretted that failure to provide the float will leave us with little alternative but to withdraw the service.

 

Regular statements will be sent to you showing which bills have been paid. We may request that you top-up this “float” if additional funds are required.  Any surplus monies will be returned at the end of the season or, with your agreement, carried forward to the next. 

 

 Peace of mind service                                             

 

Fortnightly visits to the property, during the closed season (1st November to 30th April) to check that all is well. The service will include:

 

Visual examination (from ground level) of external fittings and fixtures including the condition and security of:

·       rainwater guttering and down pipes

·       TV. aerials

·       solar panel structures

·       doors and windows

·       balconies/verandas

·       floor tiles and balustrades

·       trees and shrubs

·       roof tiles (where these are visible from windows and balconies etc)

 

Examination of internal fittings and fixtures to include general condition of customer purchased equipment, decoration, structural damage, water leaks etc

 

Any problems identified during this activity will be reported to you via Emergency/Call-out/Repair process . Where the problem is covered by a builder’s structural guarantee, they will be notified to ensure that remedial action is taken as a matter of priority.

 

 

Property Services

 

 Property Insurance                                                                   

 

For those wishing to Insure their property (Buildings and Contents) we have access to “Gunes Insurance” who will supply a competitively quote to your requirements. Other types of insurance that are available include Holiday, Health and Pet Insurance

 

Pre-season/mid season spring clean                                           

                                                                            

After being closed up for the winter most properties benefit from an “airing” and a thorough spring clean before the season opens.  For those renting out on a regular basis, a mid season spring clean may also prove beneficial.  For a summary of what is included in the service please see table below.

 

For a pre-season spring clean please contact us as soon as possible, especially if it is required before early May.   For a mid season spring clean at least 7 days notice is required. 

 

Cleaning service                           

The “in-depth” end-of-week clean is intended to restore the property to a high standard of cleanliness and includes a laundry change (where replacements are available). The midweek clean is designed to “freshen-up” the property, at the minimum of inconvenience to users. For a summary of what is included in the service please see table below.

 

NB.      The cleaning and laundry service must be booked in advance and is on a first come first served basis at busy periods.  10 days notice is requested where possible.

 

Please note: The Service does not include tidying of clients’ personal effects or washing up etc

 

Any problems identified during these activities will be reported to you via Emergency/Repair process

Laundry service                                  

A laundry service is available. Collection usually coincides with the end of each “letting” week.

 

NB.  The cleaning and laundry service must be booked in advance and is on a first come first served basis at busy times.  Where possible 10 days notice is requested

 

 

Pool and Garden services

 

A single Pool and Garden Maintenance package is offered this season. If however, longer term residents wish to undertake some of the work themselves, then alternative packages can be devised.

The service includes: Chemical costs for the season plus..

 

Swimming Pool – pre-season

·   Emptying and total clean of swimming pool, including descaling where necessary. 

·   Pool spotlight, pump/s and grouting check.

·   Filling of the pool and overflow tank with fresh water from tanker & adding and balancing chemical composition

Swimming Pool in season

·  Chemical composition check – alternate days

·  Swimming pool – clean – daily

·  Pool surround – clean – as necessary

·  Safety check - weekly

 

Gardening

·   Grass cutting and edge trimming – weekly - (This may be extended during prolonged hot dry spells)

·  Grass watering – every other day - (Daily duringprolonged hot dry spells)

·  Troughs excavated around the bases of plants and trees to improve watering effectiveness

·  Bushes and shrubs trimmed

·  Flowers trimmed to prolong flowering period

·  Weeding

·  Bagged grass and weedings will be removed from the site at regular intervals

·  Two free “grass cuts” during the winter period

Please Note:Grouting repairs / replacement of faulty equipment i.e. pool spotlights/pumps etc will be at owner’s expense

Clean -up / Disposal

Need to have accumulated rubbish removed? We can supply this service on an, as and when necessary, basis. The cost is for removal and disposal of the materials and is equivalent to that which can be loaded on a 1 tonne flat-back truck. Give us a call we will be happy to arrange a vehicle at your convenience.

.Heavy or bulky collection & delivery                              

Ever thought I would buy ‘it’ if I could get ‘it’ back to the Villa. With our “Heavy or Bulky” collection/delivery service our 1 tonne open-back truck or our large van may be just the answer! Give us a call we will be happy to arrange a vehicle at your convenience.

 

Emergency, Call-out, Repair and Updating Services

Call out Fee   £..

 

For  all call outs will be charged to all customers at £.. and will be required to be paid either to our team member on the call out or direct to the main office shortly after.

 

In the event of a problem being detected whilst you are not here Material and Labour costs will be estimated for the job agreed and payment arrangements made with you before work commences.

 

NOTE:         Where the problem is considered to be a “dire emergency” it will be dealt with on the spot and billed to the owner afterwards.

 

Structural alterations – external

 

As time passes you may wish to alter the exterior of your Villa by enlarging its size perhaps i.e. adding an extra floor, installing additional windows, or replacing existing ones with a “French Door” for example.

Certain changes may not be allowable as they may contravene planning regulations, but if you wish to discuss your ideas with a structural Engineer he will be only too pleased to arrange for one to call.

 

Material and Labour costs will be estimated for the job and agreed with you before work commences

 

Final bills will be calculated and sent after completion of the work.

 

Structural alterations – internal

 

Do you wish to change the internal layout of your Villa by altering the size of a room, ‘knocking two bedrooms into one’, or just making better use of the space you already have - then providing the supporting concrete structures are unaffected this should be relatively straightforward. Again if you wish to discuss matters with a structural engineer he will happy to arrange for one to call.

 

Material and Labour costs will be estimated for the job and agreed with you before work commences

 

Final bills will be calculated and sent after completion of the work.

 

Installing, updating, or replacing fitted units, fitments and doors

Do you wish to upgrade, or replace, your existing fitted kitchen, bedroom units or doors with something that is more suited to your lifestyle? - Then we may be able to help. We have access to a wide range of products and can arrange for the supply and installation of almost anything, from a knife rack to a fully fitted, colour coordinated, kitchen.

Similarly bedroom units of your choice can be fitted or arrangements made for the manufacture and installation of ‘tailor made’ systems to your own unique design.

A wide range of doors and frames can also be supplied and fitted with the minimum of fuss.
